No matter the setting or scope of a project, a Construction Manager’s (CMs) responsibility is to the owner and to help achieve a successful project on time and on budget.

Services typically include

  • Defining the actual issues and scope of work

  • Creating RFPs to send out to bid

  • Finding the right contractors for the project and evaluating their bids and costs

  • Presenting the bids to you and the Board in an apples-to-apples way

  • Creating vendor contracts that protect the Board and its interests

  • Managing the project to make sure the contractor is doing the work as required

  • Reviewing contractor pay applications

  • Keeping the project on budget and on schedule

  • Introducing the Association to sources of funding (if needed)

  • Providing a Close-Out package with all the project documentation, specifications, and any warranties
